Price is the first filter almost every buyer applies, so this list starts there: every city we cover, ranked by the median asking price of the homes listed in it right now. The median is the middle home — half are cheaper, half cost more — which makes it far harder to skew than an average with one lakefront estate in it.
What the ranking does not tell you is what a home will cost you each month. A lower price in a county with a higher millage rate, a long commute, or a mandatory HOA can cost more to live in than a pricier home closer in. Use the list to find where to look, then check the things below before you decide.

How this list is built
Ranked by the median asking price of active homes for sale in each city. Covers houses, townhomes and condos (land and lots excluded) in the cities we serve, among cities with at least 60 homes listed. Recomputed daily; for the largest cities the figure comes from a sample of up to 1,000 active listings.
What else changes the true cost
- Property tax. Georgia assesses at 40% of fair market value, but the millage rate is set by each county, city and school system, so the same price carries a different tax bill from one city to the next. See property taxes in Georgia.
- Homeowners insurance. Premiums vary by home age, roof, and location — get a quote during your due diligence period, not after.
- HOA dues. Many newer subdivisions in the outer suburbs have mandatory associations. Read what to know about HOAs.
- Commute. Fuel, tolls and time are a real monthly cost. Drive the route at rush hour before you commit.

Common questions
What is the cheapest city near Atlanta to buy a house?
The first city on the list above, as of today's listings. The order changes as homes sell and new ones list, which is why we recompute it daily rather than publishing a fixed answer.
Does a lower median price mean lower monthly payments?
Not necessarily. Property tax rates, insurance, HOA dues and utilities all differ by location, and they can outweigh a price difference. Compare the full monthly cost of specific homes, not just the city median.
Why median price and not average price?
A handful of very expensive homes can drag an average up sharply. The median is the price of the home in the middle, so it describes what a typical home costs.
Are condos and townhomes included?
Yes. The ranking covers houses, townhomes and condos listed for sale; vacant land and lots are excluded. A city with many condos can rank cheaper than one with mostly detached houses.
Can I buy in these cities with down payment assistance?
