A city can look expensive only because its homes are big. Price per square foot fixes that: it divides each home's asking price by its finished living area, then takes the median across the city. The cities at the top of this list are where a dollar buys the most house today.
It's a value measure, not a quality measure. Low price per square foot can mean older homes, more updates needed, a longer commute, or simply a market with more supply. Use it to find where to look, then judge each home on its own.

Covers houses, townhomes and condos (land and lots excluded) in the cities we serve, among cities with at least 60 homes listed. Recomputed daily; for the largest cities the figure comes from a sample of up to 1,000 active listings.
Reading price per square foot correctly
Square footage in a listing is usually the finished, heated living area. Basements, bonus rooms and garages can be counted differently from one listing to the next, so compare homes of the same style when you can.

What is a good price per square foot near Atlanta?
It depends entirely on the city and the home's age and condition. Compare a home against the median for its own city and neighborhood rather than a metro-wide number.
Does price per square foot include the lot?
The price includes the land, but the square footage is only the living area. A big lot raises price per square foot even if the house is ordinary.
Why are newer homes higher per square foot?
New construction carries current building costs and fewer repairs, so it usually prices above older homes of the same size in the same area.
Is a low price per square foot always a good deal?
No. It can reflect needed repairs, an older layout, or location. Get a home inspection during your due diligence period before you rely on the number.
