Brokerage relationships (BRRETA)
Under Georgia's Brokerage Relationships in Real Estate Transactions Act (O.C.G.A. § 10-6A-1 et seq.), you should understand how a brokerage can work with you before you share confidential information. Using this website does not make you a client of Veribas. A client (agency) relationship is created only by a written brokerage engagement agreement signed by you and the broker. Until that happens, we work with you as a customer: we will treat you honestly, disclose material facts we actually know about a property, and perform ministerial acts for you — but we do not represent you.
Georgia law permits these brokerage relationships, each of which we can explain before you engage us: seller (listing) agency, where the broker represents the seller; buyer agency, where the broker represents the buyer; designated agency, where different licensees of the same brokerage are designated to separately represent the buyer and the seller in the same transaction; dual agency, where one licensee represents both parties, which is lawful in Georgia only with the prior written consent of both parties after required disclosures; and transaction brokerage, where the broker assists one or both parties without representing either. Compensation is negotiable and is not set by law or by any MLS. If you have questions about what any of this means for you, ask your Veribas agent or the qualifying broker before signing anything.

Property information and IDX data
Listing information displayed on Veribas GO comes from the Internet Data Exchange programs of First Multiple Listing Service (FMLS) and other participating MLSs, and from public records. Information is deemed reliable but is not guaranteed and should be independently verified. Listings held by brokerages other than Veribas Real Estate LLC are identified with the name of the listing broker. Where sold properties are displayed, both the listing brokerage and the selling brokerage are identified as required by FMLS rules. School assignments, attendance zones, tax figures, HOA amounts, and square footage change and contain errors — confirm anything material with the school district, county, association, or your own measurement before relying on it. IDX content is for consumers' personal, non-commercial use and may not be used for any purpose other than identifying prospective properties.
Valuation estimates are not appraisals
Automated value estimates, deal ratings, and market analytics on this site are computer-generated opinions based on available data. They are not an appraisal of any property, and no broker price opinion or comparative market analysis provided through this site should be treated as one. In Georgia, an appraisal may be performed only by a real estate appraiser classified under the Real Estate Appraiser Classification and Regulation Act (O.C.G.A. § 43-39A). Lenders will rely on their own appraisal, not on figures from this site.
Financing disclosures — Veribas is not a lender
Veribas Real Estate LLC is a licensed real estate brokerage only. We are not a bank, credit union, lender, mortgage broker, or mortgage loan originator; we hold no NMLS license; and we do not take loan applications, make credit decisions, quote binding rates, originate, fund, or service loans.
The financing forms on this site collect contact and shopping information only — name, contact details, area, price range, and timeline — and pass them to independent NMLS-licensed lenders at your request. We do not collect income, debts, credit scores, or Social Security numbers, and nothing on this site is a loan application, a pre-approval, an approval, a rate lock, a commitment to lend, or a Loan Estimate or Closing Disclosure under the federal TILA-RESPA rules. Interest rates, payments, taxes, insurance, and HOA figures shown anywhere on this site are illustrations only; your actual terms will be set out in disclosures provided directly by a lender.
All mortgage financing arranged in connection with this site is provided by independent third-party lenders licensed under the Nationwide Multistate Licensing System (NMLS), who make their own underwriting decisions. Lender identity, bank, and NMLS ID are displayed with any pre-approval letter or quote a lender issues to you through the platform. You are not required to use any lender introduced through Veribas GO — you are free to shop for the financing provider of your choice, and comparing offers from multiple lenders is in your best interest. Veribas does not charge you a fee for introducing you to a lender. If Veribas ever has an affiliated business relationship with a settlement service provider it refers, you will receive the written affiliated business arrangement disclosure required by RESPA at the time of referral.
Lenders are subject to the Equal Credit Opportunity Act, which prohibits creditors from discriminating against credit applicants on the basis of race, color, religion, national origin, sex, marital status, age, receipt of public assistance, or the good-faith exercise of rights under the Consumer Credit Protection Act. The federal agency that administers compliance with this law for most lenders is the Consumer Financial Protection Bureau, consumerfinance.gov.

Wire fraud advisory
Criminals target real estate closings with spoofed emails and last-minute changes to wiring instructions. Veribas will never email you a change in wiring instructions. Before sending any funds, call your closing attorney at a number you obtained independently and verify the instructions verbally. If you receive wiring instructions that changed at the last minute, stop and call — do not send funds.
