Counted off the live board

There are 5,524 leads on the board that nobody has called.

Not a database you get access to — a queue you take from. Every one of these is a Georgia buyer or seller who raised their hand and is still sitting there unworked, and any approved Veribas agent can take them.

Small enough that the board is not picked clean
Read from the same board an agent claims from, refreshed every few minutes. These are stock figures, not a monthly flow — how many are sitting there unclaimed, not how many arrive. We don't quote a leads-per-week number because most of this book arrived by import and the dates would flatter us. Claiming is free; a Veribas-sourced lead only ever costs you the 20% lead split, and only if it closes.

How a lead becomes yours

No round-robin, no lead price, no floor-time lottery. Three rules, and they are enforced by the app rather than by a manager's mood.

1. Claim it
Names, areas and sources are public to every agent here; the phone number and email stay masked until you claim. One tap unlocks them and the lead is yours — first come, first served, no bidding and no lead price.
2. Actually work it
Claiming is a promise to call. Let three claimed leads sit with no call, text or email against them and claiming pauses until you clear them. It is the only thing keeping the board from being hoarded by whoever refreshes fastest.
3. Earn a bigger allowance
You start at five claims a week. Every lead that writes or calls you back inside 14 days raises your ceiling by one, up to fifteen. Work the book and the book gets bigger — that is the whole algorithm.

Nobody owns these. First to claim works them.

A flat $279 comes out of the closing — $189 transaction, $45 E&O, $45 accounting — plus the FMLS pass-through at cost. That is the same on a $150,000 sale and a $750,000 one. Broker reviews the file, and the balance goes to the bank account you connected in the app.

Two very different situations. Pick yours.

An agent with no closings yet and an agent with twenty a year want opposite things from a brokerage. Rather than average them into one pitch, here is the honest answer to each.

The way new agents wash out is ninety days with nothing to do.
Nobody here hands you a pipeline — but there is work on a board you can pick up this week, leads nobody owns, an app that tells you which button to press on your first deal, and a broker reading the file before it goes anywhere.
Paid work before you have a single client
Find work is a live map of jobs posted near you: showings to cover for other agents, open houses to sit, home valuations to run. Gold pins are up for grabs — tap one, see the pay, accept it. First come, first served, and every job you finish gets rated. Good ratings bring you leads.
Leads nobody owns — and you earn more by working them
The company book is 26,000 people. Search it, find someone worth calling, tap Work this, and they are on your board with a follow-up date attached. You start with a weekly allowance and earn another claim every time you get a lead talking back, so the agents who actually work their leads get the most of them. Claimed, never assigned, and a Veribas lead only ever costs a fee if it closes.
The app teaches the job while you do it
A nine-step guide in the order you will live them — get reachable, take work, work your people, book the tour, write the offer, run the deal, get paid. Each step says which button to press and decodes the words nobody explains: earnest money, binding date, due diligence. You are not googling terms in front of a client.
The offer form fills itself in
Paperwork opens the Georgia Purchase and Sale (RE100) with you, your client and the brokerage already entered. You add the price, the earnest money and the dates. It goes out for signature in order — your buyer, then the listing agent and seller — and everyone signs on their phone.
Five dates, and it reminds you before each one
The deal room tracks binding date, due diligence, financing and closing in plain words, with the document checklist beside them. One button under the deal tells you exactly when to advance it. Missing a deadline is the way new agents blow a deal; here it is hard to do quietly.
A broker reads every file before it pays
The office reviews your paperwork before anything is released, E&O is already inside the close-out fee, and the broker line answers mid-showing at 1-833-837-4227. Nobody expects you to know this yet.
You do not chase your own check
Mark the deal closed and it goes to broker review — closing statement, money sheet, then release. You watch it move from Pending to Paid under Earnings, into the bank account you connected in the app.
What it costs you before you close anything
$49 a month on a 12-month agreement — no desk fee, no floor time, no production minimum. The $279 close-out only exists on a closing that actually happened, and it already includes your E&O. Your first sale pays for years of membership.
What changes about your Tuesday
You open Find work in the morning and accept a showing another agent cannot cover. You spend the afternoon on the five people the app has already sorted by who is overdue for a call. When one of them is ready, Paperwork writes the offer and the deal room starts counting the dates for you.
Probably not for you if
If you are expecting a manager to hand you a full pipeline and a desk to sit at, this is the wrong brokerage. The work is real and it is on a board — you claim it, it is not delivered.
You already source your own business. The only question is what you are paying for.
Here it is $49 a month and a flat $279 when a sale closes. On a deal you sourced, that is the entire brokerage bill. Nothing about your book, your number or your clients changes hands.
The close-out, itemised
$189 transaction + $45 E&O + $45 accounting = $279 per sale closing. Identical on a $150,000 sale and a $750,000 one. Membership is $49/month or $468/year. The FMLS transaction fee — 0.12% of sale price — is passed through at cost, owed to FMLS and not marked up. Rentals are 10% + $50.
No desk fee, franchise fee, tech fee or floor time
There is no fourth line on the invoice. No production minimum either — working part-time is a supported way to be here, not a probationary status somebody reviews.
Your sphere never pays a lead fee
The 20% lead split applies to exactly one thing: a lead you took off the Veribas board, and only if it closes. A client you sourced yourself costs $279 and nothing else, forever. That is the line most brokerages blur.
Your number, your CRM, your clients
Calls, texts and email run through the app and log themselves onto the right person's file — but the book is yours, it leaves with you, and nobody reassigns your people. You keep the number your past clients already have.
A transaction desk, not a compliance queue
The office reviews the file, E&O sits inside the close-out, and the GREC transfer is filed for you — pending deals come with you. Compliance rulings come back the same day on the broker line, from a broker, not a ticket system.
The stack you are currently paying for separately
CRM, e-signature, comps and CMAs, listing boosts on Facebook and Instagram from $50 with results reported per campaign, and a public home search that greets your signed-in client as yours and routes their tour requests to you instead of to Zillow.
The recruiting share, stated plainly
Bring another agent and you earn 10% of the lead split Veribas collects on their Veribas-lead closings — 2% of the commission on those deals, for as long as you are both here, with no cap and no expiry. Deals they source themselves pay no lead split, so those pay you nothing. Honest version: the lead board is young, so this is a share of a line that is still growing, not a signing bonus.
The whole schedule, on one line
$49/month (or $468/year) · $279 flat per sale closing ($189 + $45 E&O + $45 accounting) · 0.12% FMLS pass-through at cost · rentals 10% + $50 · 20% only on a Veribas-sourced lead that closes. There is no other fee.
What changes about your Tuesday
Nothing about how you work. The same clients, the same calls, the same closing attorney — and the brokerage line on the settlement statement reads $279 instead of a percentage of your commission.
Probably not for you if
If you want leads assigned to you, a floor schedule and a manager to escalate to, this is the wrong brokerage. The trade here is that you run your own business and pay for a transaction desk, not a hierarchy.

Questions agents actually ask

How fast can I switch?
Apply in two minutes, we file your GREC transfer, and most agents are live in the app with FMLS access the same week. Your pending deals move with you.
What does it really cost?
$49/month (or $468/year). Sales: a flat $279 per closing ($189 transaction + $45 E&O + $45 accounting) plus a 0.12% FMLS pass-through. Rentals: 10% + $50. If a lead came from Veribas rather than your own sphere, a 20% lead fee applies to that deal only. No desk fees, no franchise fees, no tech fees.
Is E&O covered?
E&O is included in the flat $279 per-closing fee — no separate annual premium.
Can I work part-time?
Yes. There are no production minimums or floor-time requirements. Membership is $49/month on a 12-month agreement.
Do I have to use your leads?
No — your sphere deals pay no lead fee at all. Veribas-sourced leads are optional and only ever cost a fee when one closes.
I just got licensed. Is this survivable with no book?
That is the harder case and the page above answers it separately. Short version: Find work puts paid showings, open houses and valuations on a map near you before you have a client, you can claim leads nobody owns out of the company book, and a nine-step in-app guide walks your first deal from call to closing to payout.
What about teams?
Browse teams inside the app, request to join, and set splits with the team lead. Or build your own and recruit from the marketplace.

Your next closing pays for years of this.

Two minutes. No commitment until you sign.
