When homes sit, sellers get flexible. This list ranks cities by the median days on market of homes still for sale, longest first. In these cities you are more likely to negotiate on price, get help with closing costs, or have repairs made.
Long days on market can also mean a particular kind of inventory — rural acreage, higher price points, or homes that need work — that naturally sells slower. That's not a red flag on its own, but it's worth knowing why a home hasn't sold.

Covers houses, townhomes and condos (land and lots excluded) in the cities we serve, among cities with at least 60 homes listed. Recomputed daily; for the largest cities the figure comes from a sample of up to 1,000 active listings.

Is a home that's been on the market a long time a bad sign?
Not by itself. It may be overpriced, unusual, or in a slower segment. Ask why, check the price history, and inspect carefully.
How much below asking can I offer?
Base it on comparable recent sales and the home's condition, not a fixed percentage. A well-supported offer is easier for a seller to accept.
Can I ask the seller to pay my closing costs?
Yes, and in slower markets sellers often agree. Loan programs cap how much the seller can contribute, so ask your lender for the limit.
