Days on market is how long a home has been listed. When the median is low across a city, homes there are being snapped up — buyers in those cities need to be ready to see a home quickly and write a strong offer.

This ranking looks at homes that are still for sale, so it measures how fresh the inventory is. A city where the median active listing is only days old is one where homes don't sit.

Covers houses, townhomes and condos (land and lots excluded) in the cities we serve, among cities with at least 60 homes listed. Recomputed daily; for the largest cities the figure comes from a sample of up to 1,000 active listings.

The cities at the top of the list above, based on today's listings. It's recomputed daily.

Should I offer over asking in a fast market?

Sometimes, but price is only one term. A shorter due diligence period, flexible closing date or larger earnest money can win without overpaying.

Can I still negotiate in a fast market?

On homes that have sat longer than the city's median, often yes. Use the slowest markets list for the other side of the picture.
