Ranked by the share of active homes for sale in each city with a lot of one acre or more (homes, not vacant land); the home count shown is that share applied to the city's exact active count. Covers houses, townhomes and condos (land and lots excluded) in the cities we serve, among cities with at least 60 homes listed. Recomputed daily; for the largest cities the figure comes from a sample of up to 1,000 active listings.
What to check on a home with acreage
- Septic and well. Many acreage homes aren't on public water or sewer. See septic systems and well water.
- Survey and boundaries. Get a survey so you know exactly what you're buying; see title insurance.
- Zoning and covenants. Confirm with the county that you can keep animals, build an outbuilding, or run a business before you count on it.
- Flood zones. Creeks and low ground can put part of a lot in a flood zone. See flood zones in Georgia.
Financing land
Some rural homes qualify for USDA loans with no down payment. Lenders may treat very large parcels or working farms differently, so tell your lender about the acreage up front.

Typical homes on a few acres finance normally. Very large parcels, farms or homes with significant outbuildings may need a lender familiar with rural property.
What should I inspect on a rural property?
In addition to a standard home inspection: the septic system, well water quality and flow, outbuildings, and the boundary survey.
