Newer homes tend to mean modern layouts, more efficient systems and fewer big-ticket repairs in the first years. This list ranks each city by the median year built of its homes for sale, newest first.
It reflects the whole market, not just new construction: a city with a lot of homes built in the last twenty years will rank high even if builders have slowed down there.

Ranked by the median year built of active homes for sale in each city, newest first (homes missing a year built excluded). Covers houses, townhomes and condos (land and lots excluded) in the cities we serve, among cities with at least 60 homes listed. Recomputed daily; for the largest cities the figure comes from a sample of up to 1,000 active listings.
Newer isn't maintenance-free
- Roofs, water heaters and HVAC systems in homes built 10–20 years ago may be nearing replacement. Check their ages during the home inspection.
- Many newer subdivisions have HOAs with rules and dues; read HOAs in Georgia.

Are newer homes cheaper to own?
Often in the first years, thanks to newer systems and better insulation, but HOA dues and higher prices can offset that.
Should I inspect a newer home?
Yes. Builder defects and deferred maintenance show up in newer homes too, and Georgia's due diligence period is the time to find them.
Does year built affect insurance?
Insurers generally consider the age of the roof and systems, so newer homes often cost less to insure. Get a quote during due diligence.
