An assumable loan lets a qualified buyer take over the seller's existing mortgage — rate, balance and remaining term. When the seller's rate is well below today's market, that can mean a much lower monthly payment than a new loan would carry.
Assumable homes cluster where FHA, VA and USDA loans were common when the sellers bought: newer subdivisions, first-time-buyer price points, and areas near military installations. This list ranks each city by the share of its active listings flagged as assumable.

Ranked by the share of active homes for sale in each city flagged as having an assumable loan, from the listing's own description or matched public FHA loan records; the home count shown is that share applied to the city's exact active count. Covers houses, townhomes and condos (land and lots excluded) in the cities we serve, among cities with at least 60 homes listed. Recomputed daily; for the largest cities the figure comes from a sample of up to 1,000 active listings.
What assuming a loan actually involves

- You still qualify. The loan's servicer approves the buyer on credit and income, much like a new loan.
- You cover the gap. The difference between the price and the remaining balance comes from your cash or a second loan.
- It takes longer. Servicer approval often takes more time than a new mortgage; build that into your closing date.
- VA loans and entitlement. A seller's VA entitlement can stay tied to the loan unless the buyer is an eligible veteran who substitutes theirs.
Common questions
What is an assumable mortgage?
A loan the buyer can take over from the seller, keeping its interest rate and remaining term, subject to the servicer's approval. FHA, VA and USDA loans are generally assumable; most conventional loans are not.

Do I need a big down payment to assume a loan?
You need to cover the difference between the price and the loan balance. On a home the seller bought recently that gap can be modest; on one with lots of equity it can be large.
Can a non-veteran assume a VA loan?
Often yes, with servicer approval, but the seller's VA entitlement may remain tied to the loan. Sellers and buyers should both understand that before agreeing.
