33 builders with 2,737 homes on the Georgia market right now, 2,009 of them move-in ready. Counts come from the FMLS feed and update every 30 minutes — so a builder’s number here is what they are actually carrying today, not what their brochure says.
The MLS does not carry a builder name on Georgia listings. What it does carry is the listing office, and production builders here sell through their own in-house brokerage — so a home listed by “Pulte Realty of Georgia, Inc.” is a Pulte home. That is the link we use. Where we cannot establish which builder is behind an office, we leave the home unattributed rather than guess: it still appears on its city and community pages, it just does not get counted against a builder’s name.
The agent in the model home works for the builder. A Veribas agent represents you — reading the builder’s contract, checking the incentive against what the same builder is giving elsewhere, and sitting the walkthrough with you. Most builders expect buyer representation and pay it from the sale, so it usually costs you nothing.
