An MLS is a record of what is for sale and what sold. It has no way to ask which homes have gone longest WITHOUT selling — that needs two decades of history held in one place and a question about absence rather than activity. That is the whole product.
How many of the homes we track there trade in a year, the holding period that turnover implies, what the median sale has been over the last twenty-four months, and how many homes are on the market right now. That is how you decide whether a farm is worth the postage before you buy a single mailer.
You get the homes that have gone longest without a recorded sale, longest first — a fact. You will not see a made-up “87% likely to list” score next to somebody's house, because we cannot know that and neither can anyone else selling you one.
Anything active or pending in the feed is removed before you ever see the list. Those sellers have an agent, and the fastest way to waste a farming budget is to mail the four houses on the street that already have a sign in the yard.

How does it know which homes haven't sold?
It holds every MLS sale in Georgia since 2005 — 361,002 of them, each with an address — and finds each home's most recent one. A home whose last recorded sale was fourteen years ago has not been listed on the MLS since. That is a record of absence, not a prediction about the people living there.
Could a home on this list have changed hands anyway?
Yes, and some will have. We see MLS sales only. A home sold FSBO, transferred by deed, inherited, or bought off-market looks to us like it never moved, so some of these owners left years ago. Treat the list as a ranked place to start, not a verified ownership record.
Does it give me owner names or phone numbers?
No. It returns addresses and public sale history and nothing else. Names, phones and mailing lists are not in this data and we do not attach them. Whatever you send has to follow the do-not-call and do-not-mail rules like any other prospecting you do.
Why is there no estimated value for each home?
Because every honest way we tried to produce one was wrong. A neighbourhood price-per-square-foot priced a lakefront estate below what it sold for in 2012; the appreciation rate implied by repeat sales runs about 7% a year against 3.9% for the same homes measured directly, because houses that sell twice are the ones that got renovated in between. So each home carries only what it actually last sold for, and the money is stated once, for the farm, from medians you can check.
Which areas does it cover?
Georgia, wherever the FMLS and GAMLS feeds reach — the metro and well beyond it. Coverage is deepest where the MLS is busiest; a rural farm will have fewer tracked homes and the report says how many it found so you can judge it.
