What it actually costs to be a real estate agent in Georgia
New agents budget for the licence and are surprised by the year. Here is the whole list.
The costs that arrive whether you sell anything or not
The fixed costs of being an agent do not care about your production, and in a slow first year they are the entire financial picture.
They fall into four buckets: your licence, your MLS, your associations, and your brokerage. Only the last one is negotiable, which is why it is the one worth choosing carefully.
Licence renewal and continuing education are set by the Georgia Real Estate Commission. MLS dues are set by FMLS or GAMLS. Association dues are set by your local board and NAR if you join. None of those are ours to quote, and they change — go to the source for current figures.
The brokerage half, stated plainly
On the Veribas plan the brokerage side is $49 a month ($468 a year) and $279 at each closing — $189 transaction, $45 E&O, $45 processing. FMLS is included.
There is no desk fee, no franchise fee, no technology fee and no cap, because there is no split to cap.
Compare that against a split plan by annual total, not per deal. A 30% split on $120,000 of gross commission is $36,000 to the brokerage; the same year on a flat plan costs the annual fee plus the per-closing fee times your closings.
The costs nobody warns you about
Self-employment tax. You are a 1099 contractor and nobody is withholding anything. Set aside a share of every commission from the first one, or the first April will be memorable for the wrong reason.
The gap. Your first closing is typically months after your first expense, and both the licence and the dues are due before then. Budget for the runway, not just the fees.
Marketing that is actually yours. Signs, cards, photography and postage are not overhead a brokerage absorbs on most plans. Ask specifically what is included before you assume it is.
Health insurance. No employer is contributing. For many agents leaving a salaried job this is the largest single line item and it never appears on a brokerage comparison chart.

Do I have to join NAR to be a real estate agent in Georgia?
You need a licence and MLS access to practise. NAR and local board membership are separate, carry their own dues, and are required to use the Realtor trademark. Whether they are required for you depends on your brokerage and your MLS.
